Ventura County Real Estate Market Update

As expert Ventura County Realtors we are still noticing that it is consistently a sellers market. Essentially what this means is that there are more people looking to purchase homes than there are homes for sale. This is causing prices to increase; most homes are seeing bidding wars, and many buyers are feeling discouraged. With interest rates remaining low buyers are taking full advantage and working to outbid each other. Also, the pandemic has shifted the way homeowners feel about their homes. Many homeowners are looking for different things in a home than they would have previously such as a home office, larger indoor play areas, larger lots, and a variety of different things. The biggest thing is that the pandemic has caused many homeowners to truly think about what lifestyle they now want and going out and getting it.
In September 2021 the median listing price was $799,000 for Ventura, which was an 11% increase year over year. The median sale price was $765,000 creating an average price per square foot of $453. Most homes sold at asking price. Also in the month of September the average days on market was 47 days. This was a slight increase from last month’s average days on market of 45 days. However, this was still down from September of 2020 where the average days on market was 56. The average days on market in September of 2019 was 62 making this a consistent decrease in the number of days on market.
Looking at the specific cities closest to us Thousand Oaks had a median list price of $979,000. Simi Valley had a median list price of $749,000 in September 2021. Camarillo had a median list price of $769,000 while Moorpark had a median list price of $800,000.
