In Ventura County we have seen a sustained demand in the housing market. With home loan rates remaining low, buyers are able to increase their buying power and are looking to either upgrade, get into the market for the first time, or relocate more now than ever. Shocking numbers are still coming in as we evaluate the influx in the market. From May 2021 to June 2021 the median home sale prices in Ventura County increased $50,000! We have also seen a significant decrease in the number of days on market. Many homes have been selling before they are even listed or receiving multiple offers within days of being listed. In 2020 the average number of days on market was 50, whereas in 2021 the new average number of days on market is only 32. However, if you are considering listing your home right now it is very unlikely that you would be listed for 32 days. Another shocking change in information from the past year is the number of homes sold. In 2020 Ventura County had 675 homes sold in the month of June where as in 2021 there were 936 homes sold.
What all of this data translates to is that more homes than ever are selling faster than ever for a higher price than ever. We realize that this creates an overwhelming market for buyers.
