Staging Mistakes
As your local Moorpark Realtors our team is here to assist you every step of the way. For our team, this always includes complimentary staging. How you stage a home directly dictates the sale price. It seems counterintuitive but an empty space actually feels smaller than a space filled with appropriately sized furniture. Staging a home allows potential buyers to envision themselves in the space and make them feel at home. However, if done incorrectly staging can go drastically wrong. Below are a few things to avoid when staging a home.
• Furniture too big for the space: When you use furniture that is too big it makes the space immediately feel small and cluttered. Large puffy couches are the biggest culprit here. Make sure you remove oversized furniture and bring in appropriately sized furniture for the space. You will immediately feel like the space is more spacious.
• Homeowner DIY: When the homeowner participates in staging their emotions to the home come out. This can often interfere with what staging elements are actually the most beneficial for the sale of the home.
• Avoiding outside: Particularly living in Southern California, buyers are looking for indoor/outdoor living spaces. Forgetting to stage outside is a large oversight. You want to make sure that the buyer can envision themselves enjoying the California weather outdoors all year long.
• Not knowing your audience: Each home has a particular buyer for it whether it is a starter home, family home, downsizing home, etc. Know who the buyer is for the home you are staging and cater to their needs with your furniture and décor. This will help that specific buyer envision themselves in the home.
