You Bought Your First Home – Now What?

However, what many first-time home buyers do not realize is that getting the keys is just the beginning. There are many regular, ongoing maintenance items that you will want to make sure that you take care of in order to properly care for your home. As your Moorpark realtor we will walk you through these items during an inspection but are always available to you should you have questions. See below for a few of the most common maintenance items that you will want to be sure to stay on top of.
1. HVAC Filters: You should consider changing your filters as soon as you move in unless you happen to know exactly when they were recently changed. It is a healthy practice to get into to change your filters monthly. Clogged filters make your heating and cooling systems run less efficiently.
2. Recaulk Your Windows: Recaulking your windows is particularly helpful if you have purchased an older home with less efficient windows. Up to 80% of the heating and cooling in your home is lost within the cracks of window seals so recaulking can help increase the efficiency of your HVAC system.
3. Bathroom Caulk: Make sure that you reseal any troublesome areas in your bathroom. Water damage can become extensive and costly. This is an easy way to help prevent future damage.
4. Visit Your Attic: You likely do not visit your attic often. Make sure you travel up there at least once a year to check for potential rodent issues and leaks. It is always best to stay ahead of these problems if you can help it.
