Despite challenges in 2020, the Ventura County real estate market has picked up dramatically since the height of the COVID-19 pandemic and is expected to stay on an upward projectile continuing into Spring and Summer of 2021.

For prospective sellers, experts continue to predict that the overall market will be in their favor. Houses are still continuing to sell quickly, averaging about 30 days on the market although many homes are selling within days of being listed in popular cities like Westlake and Ventura. The average home is being listed at about $720,000 and are being sold for an average price of $705,000. More homes are expected to come onto the market as those who put off selling during 2020 are now feeling comfortable to put their homes for sale.

What this means for buyers is that although there may be a slight uptick in the number of homes for sale, the market will continue to remain highly competitive. Low mortgage rates continue to encourage people to move to Ventura County and as access to Southern California amenities becomes available, many buyers are joining the market. One potentially unforeseen problem for potential buyers is the increase in California home insurance. Natural disasters such as the Woolsey Fire, which burned over 96,000 acres of land and 1,643 structures, causes insurance rates to spike. While this may deter some buyers, the reality is that the market will remain aggressive.

At the time of this being written there are 2,106 homes for sale throughout Ventura County. Popular neighborhoods include: Ventura with a median listing price of $690,000, Thousand Oaks with a median listing price of $900,000, and Camarillo with a median listing price of $700,000. Topping the list there are 606 Thousand Oaks homes for sale while Moorpark has 154.
